Building Regulations

Building regulations are a set of rules which exist in order to ensure building work meets certain standards and safety guidelines. In Scotland, they are set out in the Building (Scotland) Act 2003 and the Scottish Government is responsible for the relevant legislation and administration.

What Do Building Regulations Cover?

  • Structure
    Ensuring that the building will be structurally safe and robust, and won't impact the stability of any other buildings nearby.
  • Fire safety
    Makes sure that there are means of escape and that the spread of fire is minimised.
  • Site preparation and resistance to contaminants and moisture
    All about weather and water tightness of buildings, subsoil drainage, site preparation.
  • Toxic substances
    Makes sure chemicals used in insulation materials etc. are controlled.
  • Resistance to the passage of sound
    All about ensuring the structure meets a minimum sound insulation performance standard.
  • Ventilation
    Ventilation and air quality requirements are set out in this section.
  • Sanitation, Hot Water Safety and Water Efficiency
    Safety requirements and standards for the water supplies, bathrooms, kitchens and washing facilities.
  • Drainage and waste disposal
    Requires that adequate drainage systems be provided and also deals with preventing pollution.
  • Combustion appliances and fuel storage systems
    Governs boilers, chimneys, flues, hearths and fuel storage.
  • Protection from falling, collision and impact
    If your house has stairways, ramps or ladders, this is the section that governs them.
  • Conservation of fuel and power
    All about insulation capabilities, hot water storage, lighting efficiency and carbon emissions.
  • Access to and use of Buildings
    Covers ease of access to and circulation within all buildings, and facilities for disabled people.
  • Glazing - safety in relation to impact, opening and cleaning
    This section provides guidelines for use of safety glazing, and glazing manifestation (ensuring glass is visible etc.).
  • Electrical safety
    Regulates the installation of electrical supply, and it's use.
